“The site enjoys unobstructed daylight throughout the day. The southern end of the site receives evening sunlight and overlooks the lake which is one hundred meters away.”

The Site is located on Gliwice Way in the central east area of Doncaster and about 1.25 miles from the Town Centre. It is one hundred metres north east of the lake, about a mile south of the race course and 400m metres south west of The Dome leisure centre.

There are many facilities to enjoy including restaurants, cinema and coffee shops. A twenty-four hour Asda supermarket is within walking distance along Gliwice way. The design follows the curvature of the Gliwice Way and part of the Airbourne Road. The massing of the building is such that it cascades upwards toward the Roundabout. At the lower end, it relates to the three-storey hotel adjacent to the site and also the houses across the road. The planning guidance allows for up to five storeys and building rises from three to five storeys to address the roundabout. This creates a visual impact on the ap-proach for the southern side of Gliwice Way. The development is meant to be iconic in the area and provides maximum views in and out of the building. The balconies provide outside ‘living’ in the absence of gardens to the apartments.

The design has developed from the massing exercise.

As the development is meant to be iconic an additional storey has been added to address the existing roundabout on Gliwice Way. Where there are 3 stories at thePremier Inn next door, the building also has 3 storeys. Once clear of the hotel another storey is added with the final story located at the roundabout. The curved section is meant to provide maximum views fin and out the building.

Some buildings opposite Gliwice Way have balconies as part of the design. Similarly the proposed development will have private balconies and where these are not there then Juliet balconies have been proposed.
