The site is flat and occupies an existing building known as The Cooperage. The Building adjoins the footpath on East Street. Over the years the building has slowly deteriorated but the roof on the main part of the building was renewed recently making it water tight. A small section on the end of the building remains in bad shape and with the roof almost collapsing.
The building has not been used since the brewery days and laid vacant since then. Various applications to demolish the building have been rejected citing the building as of historical importance and part of the heritage in Grimsby. With the proposed development it is likely to remain a heritage assert for this area for many years.
Considering the other buildings on East Street and Town Hall Square, this building is one of the greats in the landscape and deserves to be preserved.
The site is ideal for residential conversion as there are no neighbours to be concerned about at any given time. Shopping facilities are dotted around the town centre and the train station is 10 minutes away walking distance.

Design
The design of the scheme is aimed at preserving the building for the enjoyment of present and future generations. The existing scale, general appearance and character of the building will be retained as much as possible but with some additional fenestration. New windows will sympathetically match what is already existing on the elevations.
The building will be converted into 20 x 1 and 2 bedroom apartments and will be finished to a high standard fit for town centre living.
The roof of the deteriorating annexe on the side will be repaired and two apartments added within its shell. Its appearance and fenestrations will also match that of the main building so that the original scale is maintained.
